1. Using this site

You may use this site to learn about available rentals, submit an application, and — if you are a tenant — to manage your tenancy. You agree to give accurate information and not to misuse the site, attempt to access records that are not yours, or interfere with its operation.

2. Listings and availability

Listings describe units we believe to be available. Availability can change, and photographs, measurements and descriptions are provided for guidance. Nothing on this site is an offer of a lease; a tenancy exists only when a lease is signed by both parties.

3. Applications

Submitting an application does not guarantee approval. Applications are considered against consistent, written criteria and in the order received. We may ask for further information, and we may decline an application for a lawful reason. Any application fee is disclosed before submission.

4. Payments

Payment arrangements are handled directly with the office according to the applicable lease. This site does not collect online payments, and no third-party provider is processing live transactions. Where a payment is returned, reversed or disputed, the underlying charge becomes outstanding again.

5. Autopay

Autopay is not available. An automatic collection is never started for you.

6. Your account

You are responsible for keeping your password confidential and for activity under your account. Tell us immediately if you believe your account has been accessed by someone else.

7. Tenant portal and communications

Messages sent through the portal become part of your tenancy record. Formal notices that the law requires to be given in a particular way are not validly served merely by a message in the portal unless we say so explicitly.

8. Changes

We may update the site and these terms. The version in force is the one published here.

9. Governing law

This site is operated from Alabama, and these terms are governed by Alabama law.
